The Canadian real estate industry has enjoyed a prolonged period of prosperity. For decades, REALTORS® have shown that they can adapt and thrive in varying conditions, but there is no safety zone, change is everywhere, and it is not always clear when the industry will face disruption.
The DANGER Report is intended as a thoughtful, sober examination of the state of the industry. Our goal was to ask the questions that need to be asked, sniff out the cultural and economic trends that are brewing, and synthesize information in a way to foster important conversations about the future.

The Canadian Real Estate Association commissioned the Swanepoel T3 Group to research and clarify the potential dangers facing the real estate industry.
The Swanepoel T3 Group analyzed research data, survey results, and interview responses, and categorized results into four major categories: Agents, Brokers, Associations, and MLS Organizations.
In this 70-page report, each danger is assigned a ranking (e.g. A1 – most severe danger in the Agent section), followed by a descriptive title, a short statement of the danger, an “In Context” section providing background on the danger, and a perspective by the author.
The Swanepoel T3 Group reached out to more than 30 of the industry’s most senior thought leaders from across the spectrum of the REALTOR® community, exploring their thoughts on the dangers facing the residential brokerage industry. In order to obtain unfiltered information, the interviews were conducted one-on-one, face-to-face. No contribution is attributed to any specific person in the report.
The report does not identify solutions for any danger. Creating solutions is the responsibility of each respective leader and organization.
